These terms apply when you purchase a listing audit from ListingLeak, operated from Québec, Canada. Buying an audit means you agree to them.
What you're buying
A one-time written diagnostic report analysing the Airbnb listing you submit. The report reviews your title, description, photo sequence, and overlooked assets, and gives you a ranked set of recommended changes. It is delivered as a PDF by email, normally within 24 hours of payment.
This is a one-time purchase. There is no subscription and no recurring charge.
Not affiliated with Airbnb
ListingLeak is an independent service. We are not affiliated with, endorsed by, or connected to Airbnb, Inc. in any way. "Airbnb" is a trademark of its owner and is used here only to describe the platform your listing appears on. We analyse publicly visible listing information; we never ask for, and never want, your Airbnb account credentials.
What you're responsible for
- Submitting a listing you own or manage, or one you otherwise have permission to have analysed.
- Giving us a working email address — we can only deliver to the address you provide.
- Deciding which recommendations to act on. The report advises; you choose.
Results are not guaranteed
We give you our honest professional assessment of where your listing is losing bookings and what to change. We do not guarantee any specific outcome — not more bookings, not higher revenue, not improved search placement. Booking performance depends on many factors outside our analysis and outside your control: seasonality, local demand, competition, pricing, reviews, and Airbnb's own systems, which change without notice.
Refunds
Delivery guarantee. If your report has not arrived within 24 hours of your payment clearing, email us and we will refund you in full, no questions asked. Please check your spam folder first — that's where it hides most often.
Standing behind the work. We're confident in the analysis, and we back it. If you implement the recommendations in your report and, after at least 30 days, you genuinely believe the audit provided no value, write to us and we'll make it right.
To request a refund on this basis, contact us within 60 days of purchase and tell us which recommendations you implemented and roughly when. We ask this for a straightforward reason: recommendations can't be judged before they've been applied, and listing changes need time to work through Airbnb's search and a normal booking cycle. A report that was read but never acted on hasn't been tested.
Refunds are issued to the original payment method through Square.
Your report is yours
The audit we write for you is for you and your listings. You're free to use it, share it with a co-host or property manager, and act on it however you like. You may not resell it, publish it as your own work, or redistribute it as a product.
Limitation of liability
To the fullest extent permitted by applicable law, our total liability arising from your purchase is limited to the amount you paid for the audit. We are not liable for indirect or consequential losses, including lost bookings or lost revenue. Nothing in these terms limits rights you have under applicable consumer protection legislation that cannot legally be limited.
Availability
We depend on third-party services to produce and deliver your report. If something breaks and we cannot deliver within 24 hours, the delivery guarantee above applies.
Changes to these terms
We may update these terms. The version in effect at the time of your purchase is the one that governs it. Updates are posted here with a revised date.
Governing law
These terms are governed by the laws of the Province of Québec and the applicable laws of Canada.
