1. Agreement to these terms
By submitting a form, making a payment, or using any service at listingleak.ca, you agree to these Terms of Service. If you do not agree, please do not use the service.
These terms form a binding agreement between you and ListingLeak. They apply to every audit you purchase and every interaction with our service.
2. What we provide
ListingLeak provides a written audit of a single Airbnb listing you own or manage. Each audit includes:
- Analysis of your listing title, description, photo order, and positioning
- A ranked list of the highest-impact conversion issues specific to your listing
- Concrete, actionable recommendations you can implement yourself
- Alternative title suggestions and description rewrites where applicable
An audit is a written report delivered to the email address you provide at checkout. It is not a consultation call, a revenue guarantee, or a marketing service.
3. Delivery timing
We deliver every audit within 24 hours of payment confirmation. Delivery happens via email to the address you provided during checkout.
If we fail to deliver your audit within 24 hours of payment, you are entitled to a full refund under our Refund Policy (Section 5).
The 24-hour window begins the moment your Square payment is confirmed, not the moment you submit the intake form.
4. Payment and pricing
The audit fee is $29 CAD, charged as a one-time payment. Payments are processed by Square. We do not store your payment card information; Square handles all payment processing and is PCI DSS Level 1 certified.
Prices may change in the future. Any change applies only to new purchases; audits already paid for are honored at the price you paid.
Taxes, where applicable, are calculated and collected by Square based on your jurisdiction.
5. Refund policy
We offer a straightforward refund policy:
- Late delivery: If your audit is not delivered within 24 hours of payment confirmation, you receive a full refund — no questions asked. Email info@listingleak.ca to request it.
- Quality issues: If you believe your audit does not address your specific listing (for example, it is generic or inaccurate), email us within 7 days of delivery with specifics. We will revise the audit or refund you in full.
- Wrong listing analyzed: If we audit the wrong listing due to an error on our end, we will re-run the audit on the correct listing at no additional charge.
Refunds are processed back to your original payment method through Square and typically appear within 5-10 business days.
We do not offer refunds in the following cases:
- You changed your mind after receiving a competently delivered audit
- You did not implement the recommendations and therefore did not see improved bookings
- The Airbnb listing URL you provided was invalid, private, or unavailable at the time of audit
6. Your responsibilities
To receive an accurate audit, you must:
- Provide a valid, publicly accessible Airbnb listing URL
- Provide a working email address where we can deliver the audit
- Own the listing or have authorization from the owner to request an audit
- Provide accurate information in the intake form (goals, pain points, rate, etc.)
We cannot audit listings that are private, deleted, or inaccessible at the time of analysis. If this happens, we will contact you at the email provided to resolve the issue before your 24-hour window expires.
7. No guarantee of results
ListingLeak provides professional advice about your listing. We do not guarantee:
- That implementing our recommendations will increase your bookings
- That your occupancy rate or revenue will improve by any specific amount
- That your Airbnb listing's search ranking will change
- That your property will be rebooked at any specific rate
Short-term rental performance depends on many factors outside our control, including market demand, seasonality, your property's location, pricing strategy, review history, Airbnb's algorithm changes, and broader economic conditions. Our audit identifies specific conversion issues and proposes fixes; execution and results are your responsibility.
Revenue estimates or booking projections in our audits (when included) are illustrative and based on observed patterns, not promises.
8. Intellectual property
The audit report we deliver to you is yours to use. You may implement all recommendations on your Airbnb listing, share the report with business partners or property managers, and keep it as long as you like.
However, you may not:
- Resell the audit or present it as your own work
- Publish the audit publicly (on a blog, social media, or forum) without written permission
- Use the audit to train AI models, including large language models
- Create derivative services or products based on the audit content
The ListingLeak name, logo, website design, audit framework, and methodology are our intellectual property. You may not reproduce them without written permission.
9. Acceptable use
You agree not to use our service to:
- Audit listings you do not own or manage without authorization
- Submit fraudulent payment information
- Attempt to automate, scrape, or abuse our form or API
- Harass or threaten our team via email or any other channel
- Violate any applicable law or Airbnb's own Terms of Service in implementing our recommendations
We reserve the right to refuse service, cancel orders, and issue refunds at our discretion if we suspect misuse.
10. Disclaimers and liability
ListingLeak is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, we disclaim all warranties, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
Our total liability for any claim arising from your use of our service shall not exceed the amount you paid us for the service giving rise to the claim (i.e., $29 per audit).
We are not liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of bookings, loss of revenue, loss of data, or business interruption, even if we have been advised of the possibility of such damages.
We are not affiliated with, endorsed by, or partnered with Airbnb, Inc. We are an independent service that analyzes public Airbnb listing data.
11. Disputes and governing law
Before filing any formal dispute, please contact us at info@listingleak.ca. We commit to responding within 5 business days and working in good faith to resolve any issue.
These Terms are governed by the laws of the Province of Quebec, Canada, without regard to conflict of law principles. Any dispute arising from these Terms or your use of our service shall be resolved in the courts of Quebec, Canada.
If any provision of these Terms is found to be unenforceable, the remaining provisions shall remain in full force and effect.
12. Changes to these terms
We may update these Terms of Service from time to time to reflect changes in our practices, our service, or legal requirements. When we do, we will update the "Last updated" date at the top of this page.
Changes apply to purchases made after the update. Audits purchased before a change are governed by the Terms in effect at the time of purchase.
